su from root to user and gui applications

Hi,     
     
I am logging in to remote hosts via ssh -X then i sux to root and i can start   

gui applications a root. but if i then as root su -l to another user, i cannot  

start a gui application.    
    
su - toootheruser from an ordinary user to another works, but not doing this 
from root.    
    
 Xlib: connection to ":0.0" refused by server   
Xlib: No protocol specified   
   
kded: cannot connect to X server :0.0   
kded: ERROR: KUniqueApplication: Registering failed!   
kded: ERROR: Communication problem with kded, it probably crashed.   
Xlib: connection to ":0.0" refused by server

kdeinit: Can't connect to the X Server.   
kdeinit: Might not terminate at end of session.

kmail: cannot connect to X server :0.0

ERROR: Communication problem with kmail, it probably crashed.   
   
everything works fine when i su from an ordinary user to another and start a   
gui application.   
  
when i su to root the DISPLAY variable stays set, but when i then su to  
another user, the DISPLAY variable went gone.  
 
any hint whats going wrong here or what can i do to find out myself whats 
wrong?  
i am using kde 3.4.1 rpm for suse and suse 9.3.
